An attached ADU is a unit that shares a wall with the main dwelling but has a separate entrance and living space. It can be an extension of the existing structure or located above a garage.

Types of ADUs Allowed 

• Attached ADU

• Detached ADU

A detached ADU is a separate, standalone structure from the main dwelling. It is typically located in the backyard and has essential amenities, providing complete independence.

• Junior ADU

A Junior ADU is a smaller, self-contained unit within the main dwelling. It has its entrance, bathroom, and kitchenette but could also share facilities (like a bathroom or bedroom) with the main home.

Note: Detached ADUs are generally single-story structures. However, if you're considering adding a new second story to an attached or Junior ADU, it must undergo an architectural review process.

Santa Clara ADU Construction Requirements at a Glance

While ADUs hold immense potential as investments,  they demand careful consideration. Before embarking on this journey, it's crucial to understand the requirements and regulations to ensure compliance with the Santa Clara Building codes. 

Here’s a summary of what you should know about Santa Clara ADU projects:

  • Detached ADUs: Up to 1200 square feet, with a maximum of two bedrooms and one bathroom.

  • Attached ADUs (excluding JADUs): Up to 50% of the existing square footage of the existing single-family dwelling, but must be a minimum of 800 square feet and a maximum of 1200 square feet.

  • JADUs: Limited to 500 square feet.

  • Lot Coverage: ADUs and JADUs are subject to lot coverage, Floor area ratio (FAR), and open space requirements. However, they must still allow for compliance with City development standards.

Maximum ADU Floor Area

  • Kitchen 

A separate kitchen with a permanent range, counters, refrigerator, and sink is required.

  • Bathroom 

Separate bathroom facilities are required, with a maximum of one bathroom per ADU. Junior ADUs may share a bathroom with the primary residence.

Room Requirements

No additional parking spaces are required for an ADU or JADU. If a garage or covered parking structure is demolished or converted to an ADU, those off-street parking spaces need not be replaced.

Parking Space Requirement

For both detached and attached ADUs, a minimum of 3-foot side and 4-foot rear yard setbacks are mandatory. On corner lots, the street-side setback must be at least 15 feet. In the case of junior ADUs, ensuring a sufficient setback for fire safety compliance is essential.


  • Detached ADUs: Maximum height of 16 feet.

  • Attached ADUs are subject to ministerial approval, and JADUs must match the height of the existing single-family dwelling.
